Enjoy privileged access to the resort’s amenities as an owner of a Fairmont Residence or Fairmont Estate.

The 5-star Fairmont Royal Palm Marrakech hotel boasts six restaurants, two gyms, four tennis courts, a signature spa and an organic farm, all of which are available for use by owners with preferred access and discounted rates as part of their annual subscription.

Owners also benefit from preferred green fees and tee off booking priority on the spectacular 18-hole golf course, with access to the prestigious country club.



As residents, you and your family will be looked after by the attentive yet discreet team of the Fairmont Royal Palm Marrakech.

Select from a range of a la carte lifestyle services such as childcare, chauffeur, fitness and golf instructors, spa treatments, in-residence fine dining.

Owners who frequently reside elsewhere or take extended travels benefit from the reassurance of “While You’re Away” maintenance, housekeeping, swimming pool maintenance, garden landscaping, plant care, dehumidification, pre-arrival grocery shopping and dry cleaning services.**



Owners who are not in residence for much of the year can take advantage of the optional Fairmont Residences villa rental programme.

Owners of Fairmont Residences who wish to lease or rent their residence must do so through the rental programme operated by Fairmont.

Owners of a Fairmont Estates property may rent independently subject to the terms and conditions of their rental management agreements.

The programme offers great flexibility, with owners having exclusive use of their villa for as many as 344 nights each year, including 14 guaranteed nights during the peak seasons, which runs from mid-December to early January and over the Easter fortnight.

The hotel does not offer a guaranteed rental income (yield), however, owners who wish to combine personal use with rental income can help offset the cost of ownership, all without interfering with your family’s enjoyment of the home. In order to guarantee personal usage during preferred weeks of the year, owners are encouraged to confirm the periods they wish to block out their villa from the rental programme by giving the hotel as much advanced notice as possible.

Participants in the rental programme receive 50% of net rooms rental revenue.***
